Luxury Vinyl Tile (LVT) Flooring

From £55/m² (up to £95/m²)

LVT is the workhorse of modern flooring · waterproof, warm underfoot, quieter than laminate and good for 15+ years if it is fitted properly. From our Loughton workshop we install Karndean, Moduleo and Polyflor LVT across Loughton, Chigwell, Buckhurst Hill and Epping. Every LVT job begins with the same subfloor survey we use for Amtico: moisture meter, SR-level check, ply or screed if the readings demand it. Click-system planks are a 1-day job in a single room; bonded LVT (the kind that lasts twenty years) needs proper preparation and a 2–3 day timeline. We quote both clearly and let you choose.

Warranty: 15-year residential wear warranty + 5-year LPG fitting guarantee

How we fit lvt

  1. Step 1. Survey & sample drop: free home visit, moisture readings, samples from the Karndean and Moduleo ranges, written fixed-price quote within 48 hours.
  2. Step 2. Subfloor prep: ply overlay on suspended floors, latex screed on concrete, damp-proof membrane where moisture readings exceed 75% RH.
  3. Step 3. Conditioning: LVT acclimatised in-room for at least 24 hours so dimensional movement settles before the planks are cut and laid.
  4. Step 4. Installation: dry-laid out for design, scribed to walls, bonded or click-locked depending on spec, rolled and edge-trimmed with colour-matched silicone.
  5. Step 5. Final inspection: full clean-down, care pack supplied, warranty registered with the manufacturer, free 6-week aftercare check booked.

Frequently asked questions

How much does LVT cost installed in West Essex?

Supplied and fitted, entry-level Karndean Knight Tile or Moduleo Roots starts from £55/m² in West Essex. Mid-range Karndean Van Gogh runs £70–80/m² and the premium Karndean Korlok Select ranges sit at £85–95/m². Subfloor preparation is quoted separately so you can see exactly what is going under the floor and what is going on top.

What is the difference between LVT and Amtico?

Amtico is a manufacturer; LVT is the product category. Amtico is one premium British LVT brand. Karndean, Moduleo, Polyflor and Quick-Step are the other quality LVT brands we fit. The construction is similar but Amtico typically uses a thicker wear layer (0.55mm vs 0.30–0.45mm on most LVT), more bespoke pattern options and tighter UK manufacturing tolerances. For a busy family home in West Essex, mid-range LVT is the sensible choice; for a forever home or rental that needs to last 25 years, Amtico Signature is worth the uplift.

Is click LVT or glue-down LVT better?

Glue-down lasts longer in the kitchen-diner footprint that most West Essex families live in · no clicks to pop, no dimensional creep, and it can be sanded and refinished at a joint level in 15 years. Click LVT is faster to fit, cheaper and easier to lift, but the joints are the weak point and waterproofing is dependent on the underlay. We fit both and tell you which we recommend per room.

Can I have LVT in a bathroom or wet area?

Yes · bonded LVT with welded seams and silicone-sealed perimeters is genuinely waterproof and we routinely fit it in en-suites, family bathrooms and utility rooms in West Essex. We do not recommend click LVT for wet rooms because water can wick into the click joints over time. For full wet-room conversions we use Polyflor Polysafe or Karndean Da Vinci with heat-welded seams.

How long will a properly fitted LVT floor last?

A bonded mid-range LVT floor with the right subfloor prep should give you 15–20 years of residential service. The wear layer is the key spec · 0.30mm is fine for a spare bedroom, 0.55mm is what we recommend for a kitchen, and 0.70mm commercial-grade LVT in a hallway will outlive most wood floors. We register every job with the manufacturer so the wear warranty is live in your name.
