Permitted Development vs full planning — which do I need?
Many extensions in London and Essex can be built under Permitted Development without full planning, subject to limits on size, height and materials. Single-storey rear extensions are typically permitted up to 3m on terraced and semi-detached homes and 4m on detached. Where you exceed those limits, sit in a conservation area or want a larger design, full planning is required — and we handle either route for you.

What is the Party Wall Act and does it apply?
If your extension involves excavation within 3m of a neighbour's foundations, or building on or near a shared boundary, the Party Wall Act 1996 applies. We identify this at survey and guide you through it. Party wall surveyor costs are typically £800 to £1,500 per neighbouring property.
How long does an extension take?
A single-storey rear extension takes 10 to 14 weeks on site, a double-storey 14 to 18 weeks. Design, planning and Building Regs approval add roughly 8 to 14 weeks beforehand. You receive a full programme at the outset and we manage the schedule throughout.
Will I need to move out during the build?
No. Extensions are built from the outside first — foundations, structure and roof — before we break through to connect to the existing house. This keeps disruption low and most clients remain in the property throughout.
